Our full service management plan is our most popular, and is designed to meet the needs of most medium to large sized condominium associations. This plan establishes a relationship where the Board makes all the major decisions, and we make sure the work is completed. This plan includes:
Collection of Dues: Owners can send their payments to us, place them in a drop box, or enroll in our convenient electronic payment plan. In the unfortunate event that collecting from a homeowner becomes a problem, we will work aggressively towards recovering the unpaid dues.
Bookkeeping: We perform complete bookkeeping services for all of our customers, including both payables and receivables. Note that all funds are kept in a separate account and are not commingled with our own or those of any other client.
Financial Reporting: Each month you will receive a set of financial statements, including an income statement, a balance sheet, and a roster of owners with their payment status. We also send copies of all completed maintenance work orders for the month. At tax time, we will work with your tax accountant to get your return filed.
Budgeting: Each year we will help you put together a budget for the following year's operations. Your budget will take into account current expenses, inflation, reserve requirements, and major planned expenditures.
24x7 Answering Service: We are available during normal business hours, and there is always a property manager and maintenance technician on call after hours. Our answering service will contact someone in the event of an emergency.
Attend Board Meetings: We will attend your regular board meetings. At each meeting, we will discuss any events since the previous one, review bids and contracts, and be prepared to answer any questions or offer advice as needed.
Process Mailings to Owners: We will help prepare and mail notices and letters to homeowners.
Property Inspections: We will periodically make site visits to ensure that the grounds and structures are in good condition. Issues will either be taken care of or referred to the Board as circumstances dictate.
Bids: We will always work diligently to minimize your costs, and this includes obtaining competitive bids for routine landscaping and snow removal, as well as expensive maintenance projects. After we have collected the bids, we will make a recommendation based on the cost and reputation of the contractor. The final decision, of course, rests with the Board.
Manage Contractors: Once contractors have been selected, we will watch over them to help ensure that they deliver as promised and perform quality work.
Maintenance: Our team of hard-working professional maintenance technicians is available for many scheduled and unscheduled jobs. Our reasonable hourly rates will help keep costs under control while providing the responsiveness and quality that residents expect.
